What Englewood Subdivision's governing documents say
This is a 1966 amendment to the original restrictive covenants for Englewood Subdivision, a single-family home community in Wilmington, NC. It only changes the rules for two specific lots (35 and 36), releasing them from the original residential-only and single-family dwelling restrictions so they can be used for church or church school purposes. All other lots and all other original restrictions remain unchanged.
- What this document covers: This amendment applies only to Lots 35 and 36 of Englewood Subdivision. It removes the original restrictions that limited those lots to residential use and to a single-family dwelling, and replaces them with a new restriction allowing residential, church, and/or church school purposes only.
- Original restrictions (still in effect for all other lots): For all other lots (1–40 except 35 and 36), the original restrictions remain: each lot is for residential use only, and only one detached single-family dwelling (max two stories) plus a private garage for up to two cars (no garage apartments) may be built.
- What this document doesn't cover: This is a single amendment, not the full set of subdivision rules. It does not cover any other restrictions (e.g., architectural review, pets, leasing, assessments, or an HOA structure).
