Cinema Oaks is a condominium community in Wilmington, NC — you own your individual unit and share ownership of the building's common elements. The association maintains common areas and exterior of units (except Unit A, Building #1) and carries master insurance. This document is the full declaration and bylaws, binding all unit owners.
- What you own & maintain: You own your unit's interior; the association maintains roofs, exterior surfaces, landscaping, and common elements. Unit A, Building #1 is an exception — its owner maintains the entire building and its landscaping.
- Use restrictions: Units may only be used for office, medical, restaurant, and retail purposes — no residential use. No noxious activities, no outside antennas or signs without board approval, and window coverings must be off-white one-inch mini blinds.
- Pets: Dogs, cats, and other household pets are allowed (not for commercial purposes except a veterinary office). Pets must be leashed outside units.
- Parking & vehicles: No overnight parking of campers, trailers, or similar vehicles. Trucks are limited to standard 2-ton pickup trucks or smaller.
