Cote d'Azur 2 Townhouses is a two-unit townhome condominium in Wrightsville Beach, NC. You own your unit and an undivided one-half interest in the common areas. The association maintains the common elements and carries master insurance, funded by assessments on each unit.
- What you own & maintain: You own your unit's interior (including interior surfaces of perimeter walls, floors, and ceilings) and an undivided 1/2 interest in the common elements. The association maintains all common elements (roofs, foundations, land, utilities, etc.) as a common expense. You are responsible for all maintenance and repairs inside your unit, including structural items.
- Leasing & rentals: You may rent your entire unit, but no single rooms may be rented. Leases must be for the entire unit, and no lease term minimum is stated in this document.
- Use restrictions: Units may be used only as residences by a family. No business, trade, or profession is allowed. No 'For Sale' or 'For Rent' signs may be displayed. No exterior decorations or alterations without board consent.
