Cedar Island North is a single-family home subdivision in Wilmington, NC, governed by a Declaration of Restrictions that runs with the land. These rules apply to all lot owners and are enforced by the Cedar Island North Homeowners Association, which maintains private roads, bridges, and common areas.
- Residential use only: All lots are restricted to single-family residential use only. No business, manufacturing, commercial, or professional activities are allowed.
- Minimum dwelling size: One-story dwellings must have at least 2,000 sq ft of heated floor space; two-story dwellings at least 2,400 sq ft; three-story dwellings at least 3,000 sq ft. Square footage in garages is not counted. A two-car garage is required.
- Exterior materials & design: Exteriors must be conventional frame, brick, clay brick, or stucco. Concrete block, asbestos siding, aluminum siding, and tar paper are prohibited. All detached structures must match the dwelling's design. Fencing, landscaping, and tree removal require prior approval.
- Setbacks & site approval: Non-waterfront lots: 40 ft front setback, 10 ft side, 30 ft rear. Waterfront lots: 25 ft front, 10 ft side, 75 ft rear. The developer (Associates) has absolute right to approve all structure locations.
- Pets: No more than four household pets per lot. Pets must be confined to a fenced back area or inside the house. No livestock, poultry, or animals kept for commercial purposes.
- Parking & vehicles: No boats, trucks, trailers, campers, motorcycles, or recreational vehicles may be parked on common areas or street rights-of-way. Inoperative junk cars and equipment are prohibited.
