Bellingham Park is a condominium community in Wilmington, NC — you own your individual unit and share ownership of the building's common elements. The association maintains common areas and carries master insurance, funded by assessments based on unit size (bedroom count). The community is still under development by the Declarant, who retains special rights to add up to 284 total units and 42 garage units.
- What you own & maintain: You own the interior of your unit (walls, floors, ceilings) and are responsible for its maintenance. The association maintains all common elements, including limited common elements like patios, decks, balconies, exterior doors and windows — but the cost of maintaining those limited common elements is assessed back to the unit(s) they serve.
- Leasing & rentals: Leases must be for a term of at least six months. Unit owners must provide a copy of the lease to the association. Leases are deemed to include a provision allowing the association to enforce the condominium documents against tenants if the owner fails to cure a violation.
- Use restrictions: Each unit is restricted to residential use as a single-family residence (one housekeeping unit, non-commercial). Units may not be conveyed under a time-sharing plan.
- Garage units: There are 21 garage units (with potential for 21 more in future phases). Garage units may only be leased, used, or owned by a unit owner.
