What Emerald's governing documents say
Ridge Cove is a single-family home subdivision in Sneads Ferry, NC, governed by a homeowners association (HOA). The rules apply to lot owners and cover residential use, construction standards, architectural control, and stormwater management.
- Single-family residential use: All lots (except Lot 7) are limited to one detached single-family dwelling. No business may be operated from any lot or dwelling.
- Construction standards: Only site-built homes are allowed. Minimum heated living area: 1,200 sq ft for one-story, or 800 sq ft on ground floor for two-story. Garages, decks, and porches are not counted.
- Architectural review: All exterior construction, alterations, and improvements (including fences, sheds, driveways, pools) require prior written approval from the Architectural Control Committee. Plans are deemed approved if not acted on within 30 days.
- Fences: Fences up to 6 feet high are allowed only behind the midpoint of the dwelling's side. No chain link or wire fences. Decorative fences up to 1 foot high may be placed nearer the front.
- Animals & poultry: Dogs, cats, and other household pets are allowed but must not run at large. Up to 6 hen chickens (no roosters) are permitted per lot, kept in a fenced area not exceeding 100 sq ft.
- Parking & vehicles: All parked vehicles must have current registration. No boats, trailers, motor homes, or campers may be parked between the dwelling and the street. Overnight parking of trucks over 1-ton capacity or buses is prohibited except in an enclosed garage.
- Assessments & HOA fees: Annual assessments started at $360 per lot in 2018 and may increase up to 20% per year by board vote; larger increases require 51% owner approval. Assessments fund stormwater facility maintenance, open space, and common area upkeep.
- Stormwater & environmental restrictions: Each lot has a maximum built-upon area of 3,175 sq ft. A 50-foot vegetated buffer must be maintained between impervious areas and surface waters. Wetlands must remain undisturbed without Army Corps approval.
