- Parking & vehicles: Each lot must provide off-street parking for at least 2 cars. Vehicles over 5,000 lbs empty weight, campers, motor homes, and buses may not be parked overnight except in an enclosed garage (guests limited to 7 days per year). Boats on trailers must be parked out of view from the street. No vehicle repairs outside an enclosed garage.
- Signs & flags: Permanent signs are limited to a small name/address sign (5x20 inches). Temporary realty and builder signs require approval. Political signs are allowed on your lot only, max 3 signs, 24x24 inches, displayed from 45 days before to 7 days after an election. Only U.S. and North Carolina flags are allowed, max 4x6 feet, displayed on your lot only.
- Assessments & fees: Annual assessments start at $250 per lot (plus $100 per boatslip if assigned). The HOA can increase assessments up to 15% per year without a vote; larger increases require a 2/3 vote. Special assessments for capital improvements also require a 2/3 vote. Unpaid assessments become a lien on the property and can be foreclosed.
