They cover stormwater management limits on built-upon area (BUA), parking rules, fence height, and HOA assessments for Phase II, Section I.
- Stormwater & built-upon area limits: Each lot in Phase II, Section I has a maximum built-upon area (BUA) of 3,000 sq. ft., with additional 'Excess BUA' allocated by the Declarant to specific lots via recorded notices. For example, Lot 62's total BUA is 3,230 sq. ft., Lot 47's is 3,500 sq. ft., and Lot 44's is 2,700 sq. ft. (after adjustments). BUA includes structures, asphalt, gravel, and parking areas, but not raised open wood decking or pool water surfaces. A 50-foot vegetative setback must be maintained adjacent to surface waters.
- Parking & vehicles: For Phase II, Section II lots, the previous limit of four operative motor vehicles per lot has been deleted, so there is no longer a cap on the number of vehicles that can be parked on a lot.
- Fences: For Phase II, Section I lots, fences may not exceed six feet in height and must be wood, split rail, or panel (except ornamental fences).
- HOA assessments: For Phase II, Section I lots, the annual general assessment was set at $200 per lot until January 1, 2026. (Current amounts may have changed.)
