- What you own & maintain: You own your lot and any improvements on it. The Association maintains the Common Areas (e.g., landscaping, streets, drainage, recreational areas) and may also maintain certain areas within lots outside building footprints. Owners are responsible for maintenance on their lots, and the Association can step in and charge the owner if they fail to maintain.
- Assessments & fees: All owners pay annual Regular Assessments to cover Common Expenses, set by the Board each year. The Board can also levy Special Purpose Assessments for unanticipated expenses and Special Member Assessments for damage caused by an owner or for owner maintenance failures. Assessments are due within 30 days of invoice; unpaid amounts accrue interest at up to 18% per year and can become a lien on the lot.
