Timber Hills is a single-family home subdivision in Leland, NC, governed by a Declaration of Covenants, Conditions, and Restrictions (CC&Rs) that run with the land. These rules apply to all lot owners and residents, setting standards for residential use, construction, and property maintenance.
- Residential use & lot occupancy: Each lot may have only one detached single-family dwelling, plus customary outbuildings. Lots may be combined but not subdivided without developer consent.
- Minimum home size: Single-story homes must have at least 1,200 sq. ft. of heated floor space; multi-story homes must have at least 1,400 sq. ft., excluding carport, garage, breezeway, and porches.
- Setbacks & building placement: Buildings must be at least 40 ft. from the front street right-of-way, 25 ft. from side streets, 12 ft. from side lot lines, and 40 ft. from rear lot lines (for lots on outside boundaries) or from the rear of interior lots.
- Pets & animals: Only domesticated household pets are allowed; no commercial breeding, wild or vicious animals, or livestock (including horses, goats, sheep, poultry). Animals must not create a nuisance.
- Vehicles & storage: No abandoned, inoperative, or dismantled vehicles may be kept on any lot.
- Prohibited dwellings: Mobile homes, house trailers, and modular homes (as defined by NC Building Code standards) are not allowed, even temporarily. Basements of permanent dwellings cannot be occupied as residences.
- Fences: No fences across the front of a dwelling. Side and rear fences must be split rail or wood picket, no taller than 5 ft. Chain link fencing is prohibited.
- Nuisance & trash: No noxious, offensive, or illegal activities. Trash and debris may only be stored temporarily for scheduled collection.
