- Lot use & buildings: Lots are for single-family residential or recreational use only. No commercial use. Only one residential building per lot. Lots cannot be subdivided except to combine with an adjoining lot.

Minimum sizes: single-wide at least 12 ft wide x 40 ft long; double-wide at least 24 ft wide x 36 ft long. Mobile homes older than 8 years at installation require developer approval. - Site-built homes: Minimum 900 square feet (excluding porches, carports, decks). Exterior must be completed within 12 months of starting construction. Electrical service must be underground.
- Setbacks & outbuildings: Structures must be at least 10 ft from side property lines and 25 ft from front property lines. Mobile home placement requires developer approval. Outbuildings must match the primary structure's design and be underpinned and painted or bricked.
- Upkeep & nuisances: Owners must keep lots well-maintained (mowing, drainage). No offensive activities or nuisances. No outside toilets. Water pumps must be housed in a suitable structure. Fuel tanks must be in the rear, not visible from the street.
- Pets & livestock: Only household pets allowed. No livestock (horses, pigs, goats, sheep, chickens). No hunting dogs penned or chained on the property. Owners responsible for pets roaming at large.
- Abandoned property & vehicles: No junk, abandoned, or inoperable vehicles, trailers, RVs, campers, or equipment. Must be removed within 30 days of notice. No mobile home used only for storage.
- Street maintenance fee: Each purchaser pays an annual $50 fee to the developer for street maintenance until streets are turned over to a property owners association.
