Eagle Run is a new single-family home community in Bolivia, NC, being built by Pulte Home Company. The HOA will manage common areas and enforce rules once the developer turns over control. This document is the full declaration of covenants, conditions, and restrictions that will apply to all lots.
- What you own & maintain: You own your lot and the house on it, and you are responsible for all maintenance of your lot, structures, landscaping, and fencing. The HOA maintains common areas like entry features, mail kiosks, trails, stormwater facilities, and open space.
- Leasing & rentals: Lots may be leased for residential purposes, but all leases must have a minimum term of at least 12 months. Tenants must receive a copy of the HOA rules and agree to comply.
- Pets: Dogs, cats, and usual household pets are allowed, but no commercial breeding. Pets must be leashed when outside. The HOA may set limits on number and size of pets in the rules.
