Quail Run Estates is a single-family home community in Bolivia, NC, governed by covenants that apply only to lots whose deeds reference them. The rules require single-family residential use, a minimum 1,000 sq ft heated floor area, and no mobile homes or temporary dwellings.
- Minimum home size: Homes must have at least 1,000 square feet of gross enclosed heated floor space, excluding porches, garages, and carports.
- Land use & subdivision: Lots are for single-family residential use only. No lot may be subdivided except to combine two portions into one larger lot; no more than one residential building per lot.
- Setbacks & building approval: Buildings must be at least 5 feet from any boundary line and 25 feet from the street right-of-way, conforming to adjacent setbacks. Building or alteration plans require approval by the managing group.
- Maintenance & nuisances: Owners must keep lots well-maintained. The managing group may enter after 5 days' notice to correct violations and charge the owner. No stale garbage, noxious activity, or conditions breeding pests are allowed.
- Buffer zone: A 10-foot buffer zone must be maintained along the rear property line; no trees or vegetation may be cut or removed except for good forestry management.
- Prohibited dwellings: No mobile homes or temporary-type dwellings are allowed on any lot.
- Amendment & termination: Covenants may be amended by a meeting with 50% of lot owners voting in favor. They terminate automatically on December 31, 1995, unless terminated earlier by the managing group and 60% of lot owners.
