This supplemental declaration adds these lots to the existing Master Declaration, which contains the main rules. The document focuses on stormwater restrictions, built-upon area limits, and lot setbacks, and confirms that the Sea Trail Master Association will maintain common areas.
- Community type & governance: Gulls Landing is a single-family home subdivision within the Sea Trail Plantation master-planned community. The Sea Trail Master Association governs all lots, and this supplemental declaration makes these lots subject to the Master Declaration and any future amendments.
- Stormwater & built-upon area limits: Each lot has a maximum allowable built-upon area (BUA) specified in the document (e.g., Lot 1: 3428 sq ft, Lot 2: 3554 sq ft, Lot 63: 4521 sq ft). This includes structures, pavement, gravel, etc., but excludes raised open wood decking and pool water surfaces. Altering drainage or filling vegetative conveyances is prohibited without state approval.
