What Green Bay's governing documents say
Green Bay Village is a single-family home subdivision in Shallotte, NC. These restrictive covenants run with the land and bind all lot owners. The document also includes stormwater management covenants required by the state.
- Land use & dwellings: Lots are for single-family, site-built homes only. In Phase Two, homes must have at least 1,000 sq ft of heated floor space (first story minimum 1,000 sq ft for two-story). No temporary structures, trailers, or tents are allowed except during construction.
- Architectural review: Plans must be approved by the Grantor before construction. Homes must be completed within 12 months of permit issuance. Exterior finishes cannot be exposed concrete or cinder block unless stuccoed, bricked, or faced.
- Pets & animals: No livestock or fowl. Up to two dogs or two cats per lot. No outside kennels; pets must be restrained. Grantor may limit or prohibit animals upon complaint.
- Parking & vehicles: Adequate off-street parking must be provided. No overnight parking of automobiles, travel trailers, campers, boats, or other vehicles on streets.
- Fences & structures: Approved fence types: chain link, vinyl, split rail, or brick. Maximum height 6 ft. Corner lots must keep chain link 15 ft from side street. Storage buildings allowed in rear, max 16'x20', exterior must match home.
- Homeowners association: No HOA exists yet. Lot owners may form one by 85% vote. If formed, the HOA can enforce covenants and levy annual assessments for maintenance of entrances, street lights, roads, and common areas.
- Stormwater & environmental restrictions: Maximum built-upon area per lot is 3,024 sq ft. A 30-foot vegetated buffer must be maintained between impervious areas and surface waters. Roof drains must terminate at least 30 feet from mean high water mark. Drainage alterations require state approval.
- What this document doesn't cover: This document does not include rules about leasing, rental restrictions, age restrictions, or any existing HOA fees. It is a set of restrictive covenants and stormwater deed restrictions, not a full HOA declaration.
