Rutledge is a single-family home community in Bolivia, NC, governed by a supplemental declaration that amends the master declaration. This document adds specific restrictions on land use, construction, and outbuildings.
- Land use & construction: All lots are for residential use only. No modular, mobile, manufactured homes, or geodesic domes are allowed. Once construction starts, the dwelling must be completed within 12 months.
- Lot subdivision & combination: Lots cannot be subdivided to reduce size without Declarant's consent. If two or more adjoining lots are combined for a single residence, the combined lot cannot later be subdivided without written permission.
- Landscaping: Landscaping plans must be approved by the Architectural Review Board (ARB). Landscaping must be finished upon completion of the dwelling (weather permitting) and no later than 60 days after occupancy.
- Outbuildings & pools: Detached garages, sheds, workshops, pool houses, and other outbuildings require ARB approval. Pools require express written consent from Declarant or the Association.
