What Fords Reach's governing documents say
Fords Reach is a single-family home subdivision in Bolivia, NC, governed by a homeowners' association (HOA). This declaration of covenants, conditions, and restrictions (CC&Rs) applies to all lot owners, residents, and guests. The HOA maintains common areas, enforces rules, and collects assessments.
- What you own & maintain: You own your lot and the house on it. You must keep your property in good condition and repair. The HOA maintains common areas (if any), private streets, storm drainage, landscaping, and perimeter fencing.
- Architectural review: All exterior changes—including buildings, fences, walls, driveways, pools, and color changes—require prior written approval from the Declarant (during developer control) or the Architectural Committee. Plans must be submitted; approval is presumed if no response within 30 days.
- Leasing & rentals: You may lease your entire house for residential purposes only, with a minimum lease term of 13 weeks. Subleasing and multiple-tenant leases are prohibited. Leases must be in writing, require the tenant to follow the rules, and allow eviction for violations. No transient housing, hotels, or bed-and-breakfasts.
- Pets: Up to 3 domestic dogs or 3 domestic cats are allowed, subject to HOA rules. Pets must be registered, leashed on common areas, and not cause nuisances. Livestock, poultry, reptiles, and commercial breeding are prohibited.
- Parking & vehicles: Boats, campers, trailers, and motor homes must be kept in a garage unless the HOA consents to a designated area. No unlicensed or mechanically defective vehicles may remain outside a closed garage. No major auto repairs outside the garage.
- Assessments & fees: All lot owners pay annual assessments set by the HOA board. Special assessments for capital improvements require 2/3 member vote. A one-time working capital fee of $1,500 (or lower amount set by Declarant/board) is due at initial sale. Assessments are a lien on the lot if unpaid.
- Use restrictions: Lots are for residential use only; no businesses or group homes. Minimum heated living area is 1,500 sq ft. No chain-link, wire, or concrete block fences; fences must be wood or vinyl, max 6 ft, and finished side outward. No basketball goals in street rights-of-way. No window air conditioners.
