Wren's Crossing is a standard single-family homeowners association (HOA) in Little River, South Carolina. These Protective Covenants and Bylaws govern all lot owners, their tenants, guests, and successors. The document sets out the rules for property use, assessments, architectural control, and the rights and obligations of the HOA and its members.
- Property use & zoning: Lots are for single-family residential use only. No commercial uses. One detached single-family dwelling per lot, with a minimum of 1,500 square feet for two-story homes and 1,000 square feet for one-story homes.
- Minimum construction requirements: Dwellings must be at least 1,500 sq ft (two-story) or 1,000 sq ft (one-story) of heated floor space, excluding garages, porches, and outbuildings. Only one dwelling per lot.
- Architectural review: All exterior changes — buildings, fences, colors, landscaping, drainage — require prior written approval from the Declarant or an Architectural Committee. Approval is based on harmony of design and location. If not acted on within 30 days of complete submission, approval is deemed granted.
- Leasing & rentals: Leases or rentals must be for a term of at least one year. Short-term rentals (less than one year) are prohibited. Violators are fined $50 per day. Owners must provide a complete copy of the lease to the Association upon request.
- Pets & animals: No livestock or poultry. Household pets (dogs, cats) are allowed but must be leashed, not a nuisance, and cleaned up after. No breeding or keeping of animals in common areas.
- Parking & vehicles: No street parking overnight. No trucks over 3/4 ton, boats, campers, trailers, or recreational vehicles visible from the street or neighboring lots unless stored in an enclosed garage. No junk or unregistered vehicles.
- Assessments & fees: All lot owners pay general and special assessments. Special assessments for capital improvements require a 2/3 vote of members. Unpaid assessments become a lien on the property and can lead to foreclosure. A working capital assessment of four months' dues is due upon purchase.
- Enforcement & fines: The Association and Declarant may enforce rules through fines, suspension of common-area use, and legal action. Fines become individual assessments if unpaid after 15 days. Violations of construction deadlines incur a minimum $500/month fine.
