Ocean Side Place is a detached single-family home subdivision in Calabash, NC, governed by a homeowners association (HOA). This document is the amended and restated master declaration that sets the rules for all lot owners in the community. The HOA owns and maintains common areas including a clubhouse, swimming pool, streets, lakes, and ponds.
- What you own & maintain: You own your lot and the dwelling on it. You are responsible for maintaining your lot, including all exterior surfaces, lawns, and landscaping. The association maintains the common areas (clubhouse, pool, streets, lakes, etc.).

No outside storage or parking of mobile homes, boats, trailers, personal watercraft, or trucks (except standard pickup trucks). Vehicle repair is only allowed inside enclosed garages or for emergency repairs.
- Architectural review: No exterior changes to a dwelling or landscaping may be made without prior written approval from the association. Architectural and landscaping standards for each phase are set in supplemental declarations.
- Assessments & fees: Annual assessments are levied per lot. The initial minimum annual assessment was $115 (1993), with annual increases capped at the greater of 10% or the CPI increase until turnover. Special assessments may be levied for capital improvements. A working capital contribution is required at closing (amount per fee schedule).
- Signs: For-sale signs are allowed (one per lot, placed 7 feet from curb, with agent/owner contact). Political signs may be displayed 45 days before an election and must be removed within 7 days after. Vendor signs are allowed only during construction. Rental signs are prohibited.
