- What you own & maintain: You own your lot and the home on it. The association owns and maintains the common areas (e.g., streets, water/sewer lines outside lots). You must keep your lot neat and orderly; if you don't, the HOA can step in and charge you the cost plus a 15% service fee.

- Parking & vehicles: Each lot must provide off-street parking. No parking on streets or common areas. No trucks, boats, trailers, or commercial vehicles may be stored or parked on the property except inside an enclosed garage.
