Seawind is a condominium community in Wilmington, NC — you own your individual unit and an undivided 8.333% interest in the common areas. The association maintains the common elements and carries master insurance, funded by assessments based on your ownership percentage.
- What you own & maintain: You own the interior of your unit (walls, floors, ceilings, fixtures, appliances, and the garage if assigned). You must maintain everything inside, including HVAC, plumbing, and electrical lines within the unit. The association maintains all common areas (building exterior, roofs, stairways, pool, parking, and utility lines up to the point they enter your unit).
- Use restrictions: Units are for single-family residential use only — no transient hotel or commercial use. No immoral, offensive, or unlawful use is allowed. You cannot make structural modifications or exterior changes (including painting, antennas, or fences) without written association consent.
