Sand Ridge V Townhouses is a two-unit condominium development in Wrightsville Beach, NC. Each unit owner owns their unit in fee simple, plus an undivided one-half interest in common areas and exclusive use of designated limited common areas (the yard on their side of the party wall). The association is minimal—there are no regular dues; owners split common expenses as they arise.
- What you own & maintain: You own your unit (including all structural and non-structural components inside) and must insure it. You also have exclusive use of the limited common area on your side of the party wall (the yard). The association has no master insurance; each owner insures their own unit.
- Leasing & rentals: Rentals are allowed, but no individual rooms may be rented separately. Leases must be for a term of at least six months.
- Pets: Domestic household pets are allowed, but no more than two per unit. Pets cannot be kept for commercial purposes, and excessive noise is prohibited.
