Sand Ridge Townhouses is a two-unit condominium community in Wrightsville Beach, NC, where you own your individual townhouse unit and share ownership of common areas with the other unit owner. The association maintains the common elements and sets rules for the property.
- What you own & maintain: Each unit is a two-story, 1,800 sq ft townhouse with 6 rooms, sharing a common interior wall. You own the interior surfaces of your unit's perimeter walls, ceilings, and the land beneath. You also get an undivided one-half interest in the general common areas and exclusive use of designated limited common areas.
- Use restrictions: Each townhouse may only be occupied by a family, its servants, and guests as a residence. No unit may be divided or subdivided, and no single rooms may be rented. The property must be kept clean and free of fire hazards, and no use may increase insurance rates or annoy other residents.
- Leasing & rentals: Units may be rented by the owner, but no single rooms may be rented. Leases must comply with all governing documents.
- Assessments & fees: The Board of Managers determines common charges and allocates them equally between the two unit owners. Unpaid assessments create a lien on the unit, but such liens are subordinate to first mortgages or deeds of trust.
- Governance & voting: The association is managed by a two-person Board of Managers, each representing one unit. Each unit owner has one vote. All owners must be present for a quorum, and deadlocks are resolved by arbitration.
- Easements & access: Each unit owner has an easement to use pipes, wires, and utility lines located in the other unit that serve their unit. The association may enter units at reasonable hours for inspection, maintenance, or to remove violations.
