What Ocean Ridge's governing documents say
Ocean Ridge Section 2 is a single-family home subdivision in Wilmington, NC. These covenants, conditions, and restrictions (CC&Rs) run with the land and bind all current and future lot owners. The document sets rules for residential use, construction standards, and property maintenance to preserve the community's character.
- Residential use only: All lots are for single-family residential purposes only. No house trailers, mobile homes, travel trailers, recreational vehicles, tents, shacks, or temporary structures may be used as a residence without the developer's written consent.
- Minimum home size & garage: Single-story homes must have at least 1,200 square feet of heated floor space; two-story homes must have at least 700 square feet per floor. A garage for at least one car is required. Square footage over a garage is not counted unless it's on the same utility hookup and finished living space.
- Exterior materials & roof: Exterior finishes are limited to conventional frame, wood, masonite-type hardboard, vinyl, brick, clay brick, or stucco. Exposed foundations must be brick, stone, or stucco. Roofs must have a minimum pitch of 6/12, and shingles must be earth tones (browns, grays, blacks).
- Architectural & site approval: All building and landscaping plans must be submitted to the developer for approval before construction. No lot may be clear-cut, and no tree over 10 inches in diameter at ground level may be cut without written consent (violation penalty: $300 per tree). Setback lines follow applicable town/county ordinances, and the developer controls site location.
- Fences, hedges & gardens: Fences and hedges require developer approval. Fences facing or parallel to the street must be wood. No fence or hedge is allowed nearer the front lot line than the rear of the house. Gardens must be at least 15 feet behind the back corner of the house.
- Parking & vehicles: Each lot must have a paved driveway and off-street parking for at least two cars. No inoperable or unregistered vehicles, no vehicles larger than 3/4 ton, and no buses, vans, or school buses are allowed. Boats must be stored inside a building or in the back yard, not visible from the street.
- Pets & nuisances: Household pets are allowed subject to city/county ordinances and leash laws. No domesticated farm animals or fowls. No noxious or offensive activities, and no plants, animals, or devices that are dangerous, unsightly, or unpleasant.
- Maintenance & easements: Lot owners must keep their lot mowed and clear of unsightly objects. Easements for utilities and drainage exist over the rear, front, and side 10 feet of each lot; owners must maintain drainage easements. No structures or plantings may interfere with utilities or drainage.
