Oak Bend at Runnymeade is a single-family home subdivision in Wilmington, NC, governed by restrictive covenants that run with the land and bind all lot owners. These rules promote a uniform residential character and cover what you can build, how you can use your property, and basic maintenance standards.
- Residential use only: Lots may be used only for residential purposes. No commercial trade, noxious activity, or anything that becomes a nuisance is allowed.
- Building & size rules: Only one detached single-family dwelling (max 2 stories) plus a 2-car garage (max 1 story) is allowed. Minimum dwelling size is 1,100 sq ft with attached garage, or 1,250 sq ft without. Square footage excludes porches, garages, and carports.
- Setbacks & fences: Buildings must be at least 25 ft from the front lot line, 12.5 ft from side street lines, and 5 ft from side lot lines. Fences and other obstructions over 4 ft high cannot extend nearer the street than the front setback line.
- Pets & livestock: No hogs, cattle, sheep, goats, horses, poultry, or other livestock. Dogs, cats, and other household pets are allowed but not for commercial purposes, and must not become a nuisance.
- Vehicles & storage: Inoperative junk cars and eyesores cannot be maintained on any lot or street. No temporary structures, trailers, mobile homes, tents, or shacks may be used as residences.
- Signs: Only 'For Sale' or 'For Rent' signs are allowed, each no larger than 5 sq ft. The developer reserved the right to place an entrance sign on Lot 211.
- Utilities: All lots must use Associated Utilities, Inc. for water and sewer service. No private wells or septic systems without written permission. The developer also reserved utility easements along property lines.
- Duration & amendments: These restrictions remain in effect until December 31, 2026, unless amended earlier by a written document signed by the developer (or its successor) and owners of at least 60% of the lots.
