- Membership & boat slip rights: Class A membership is automatically tied to ownership of a townhouse lot in Forest By The Sea Townhouses and includes the right to use an assigned boat slip. Class B memberships may exist if separate access is provided. Slips can be exchanged among members, but Class A members cannot transfer their membership separately from their townhouse.
- Assessments & fees: The association levies annual assessments and special assessments (for capital improvements, with 2/3 member approval) to cover common expenses including maintenance, insurance, and dredging.
