Horne Place is a single-family home subdivision in Wilmington, NC, governed by a 1959 declaration of restrictions that apply to all lots except Lot 8. These rules bind homeowners and their successors, focusing on residential use, building setbacks, and minimum house size.
- Residential use only: All lots must be used for residential purposes only; no commercial activity is allowed. No noxious or offensive trade or nuisance is permitted.
- Building & setback rules: Only one single-family dwelling per lot, maximum 2.5 stories, with one or two garages. Minimum front setback is 45 feet, side setbacks 10 feet, rear setback 10 feet. Unattached garages or outbuildings must be at least 75 feet from the front lot line. Fences cannot exceed 5 feet in height, and any portion over 24 inches must be behind the building line.
