- Architectural review: No exterior improvements (buildings, fences, landscaping, color changes, tree removal) may be made without prior written approval from Declarant (or later an Architectural Review Board). Approval is based solely on aesthetic harmony. Plans are deemed approved if not acted on within 30 days.

- Parking & vehicles: Each lot must provide off-street parking. No vehicles, boats, or trailers may be parked on streets or yards; all must be in designated driveways or garages.
