The Village at Topsail Shores is a planned community of four townhome lots in Sneads Ferry, NC, converted from a condominium. It is governed by a homeowners' association (The Village at Topsail Shores Townhome Owners' Association) that maintains common areas, including a shared access to the Atlantic Ocean, and enforces rules binding on all owners, occupants, and guests.
- What you own & maintain: You own your lot and the townhome building on it. The association maintains common areas (including landscaping, streets, and the ocean access), but you are responsible for your lot's exterior maintenance (painting, roofs, gutters, etc.) and must keep a termite contract.
