Beachside Village is a townhome community in North Topsail Beach, NC, governed by the Beachside Village Townhome Association. You own your lot and townhome, and the association maintains common areas, private streets, and amenities like a clubhouse and pool. All owners must pay assessments, which can increase up to 20% per year without a vote.
- What you own & maintain: You own your lot and townhome. The association maintains common areas, private streets, driveways, and amenities. You are responsible for maintaining the exterior of your dwelling and your portion of shared walls and roofs.
- Leasing & rentals: Rentals of 30 days or less are prohibited. Longer-term rentals are allowed, but no specific minimum lease term is stated beyond the 30-day restriction.
- Architectural review: Any exterior changes (buildings, fences, painting, landscaping, etc.) require prior written approval from the Board or an Architectural Committee. Approval is based on harmony of design and location; the committee may deny for any reason, including aesthetics.

- Pets: Dogs, cats, and customary household pets are allowed, but not for breeding or commercial purposes. Pets must be leashed off your lot. The association can ban aggressive pets. Owners must clean up pet waste.
- Assessments & fees: Annual assessments fund common area maintenance, insurance, and amenities. The Board can increase assessments up to 20% per year without a vote; larger increases require 2/3 member approval. A $250 nonrefundable capital contribution is due at initial purchase.
