Live Oak Cove is a single-family home subdivision in Sneads Ferry, NC, governed by a homeowners' association (HOA). These documents are an amendment and a full declaration of covenants, conditions, and restrictions (CC&Rs) that apply to all lot owners, residents, and guests. The HOA maintains common elements like roads, a dock, and stormwater facilities, funded by annual assessments.
- What you own & maintain: You own your lot and the house on it. The HOA owns and maintains common elements such as private roads, the dock, boat ramp, and stormwater ponds. You must maintain your own lot and keep it neat.

- Pets & animals: Only dogs, cats, or other household pets are allowed, and they must be leashed and not become a nuisance. Livestock, poultry, and commercial breeding are prohibited.
- Stormwater & built-upon area limits: Each lot has a maximum built-upon area (structures, pavement, etc.) of 3,600 square feet for lots 1–18, as required by a state stormwater permit. Exceeding this requires a permit modification. Ditches and swales cannot be filled or piped.
- Assessments & fees: Annual assessments start at $300 per lot (set by the developer) and can be increased up to 20% without member vote. A $200 working capital fee is due at closing. Special assessments require a majority vote. Unpaid assessments become a lien on the property.
- Signs & temporary structures: No signs (including 'For Sale' signs) are allowed on lots or common areas except by the developer. Temporary structures like tents, trailers, or modular homes are not permitted as residences.
