Chadwick Shores is a single-family home subdivision in Sneads Ferry, NC. These covenants run with the land and bind all lot owners. The rules cover residential use, building setbacks, minimum house size, and other property standards.
- Land use & building type: Lots are for residential use only, except Lots 1-4 in Block A and Lots 1-2 in Block B which may also be used commercially. Only one detached single-family dwelling (max two stories) plus a one-to-three-car garage (may include servant's quarters) is allowed.
- Setbacks & minimum size: Buildings must be at least 75 feet from the front lot line and 7 feet from side lot lines. Dwellings must have a heated floor area of at least 1,100 square feet (excluding porches, breezeways, and attached garages).
- Construction & materials: Outside walls must be brick, stone, asbestos shingles, or wood. No shell homes (exterior only, interior unfinished) are allowed. No structure may be moved onto a lot. All utility connections must be underground.
- Vehicles & parking: No stripped, wrecked, or junked vehicles may be parked on any lot. All motor vehicles must have current registration and inspection. Driveways must be hard-surfaced or gravel.
- Pets & animals: No livestock or poultry may be raised or kept. Dogs, cats, or other household pets in reasonable numbers are allowed, but not for commercial purposes, and must not be a danger or nuisance.
- Fences & signs: Fences forward of the rear edge of the dwelling may not exceed 4 feet in height. No fence may unreasonably deprive adjoining owners of light and air. No signs except 'For Sale' signs and approved construction identification signs.
- Nuisance & maintenance: No noxious or offensive trade or activity. No trash, ashes, garbage, or refuse may be dumped or accumulated. Any destroyed dwelling must be rebuilt or debris removed within 3 months.
- Duration & amendment: These covenants run for 20 years from May 1, 1981, and automatically extend for successive 5-year periods unless a majority of lot owners agree to change them.
