Live Oak Cove is a standard single-family home HOA in Sneads Ferry, NC, governed by a Declaration of Covenants, Conditions, and Restrictions. This document sets rules for homeowners, including architectural controls, use restrictions, and mandatory assessments for common area maintenance.
- What you own & maintain: You own your lot and home; the HOA owns and maintains common elements like roads, docks, and stormwater ponds. You must maintain your lot and home, and the HOA can step in and charge you if you don't.
- Architectural review: All exterior changes (including painting, fences, sheds, and new construction) need prior written approval from the Architectural Review Committee. Plans are deemed approved if not acted on within 45 days.
- Minimum home size: Homes must have at least 1,600 square feet of heated living area (excluding garages and porches). The ARC can waive this for lots with physical constraints.
- Leasing & rentals: Leases must be for at least six months; transient rentals are prohibited. All leases must be in writing and include a clause requiring tenants to follow HOA rules.
- Parking & vehicles: Each lot must have off-street parking for at least two cars. Boats, campers, trailers, and inoperable vehicles cannot be parked on streets. Vehicle repairs are not allowed in driveways or streets.
- Pets: Dogs, cats, and other household pets are allowed but not for commercial purposes. They must be leashed and not become a nuisance. Livestock and poultry are prohibited.
- Assessments & fees: Annual assessments start at $250 per year, can increase up to 20% without member vote, and are due as set by the board. A $200 working capital fee is due at closing. Unpaid assessments become a lien on the property.
- Stormwater & environmental rules: Maximum built-upon area per lot is 3,600 sq ft. A 30-foot vegetated buffer must be maintained near surface waters. Roof drains must terminate at least 30 feet from high-water marks. Wetland and buffer restrictions apply to lots 6–13.
