Canady Landing is a single-family home subdivision in Sneads Ferry, NC, governed by a homeowners' association (HOA). The rules apply to all lot owners and their tenants, guests, and invitees. This is a standard HOA with architectural controls, common area maintenance, and assessments.
- Architectural review: No structure or exterior change (including buildings, fences, driveways, mailboxes, antennas, swimming pools, and landscaping) may be built or altered without prior written approval from the Architectural Control Committee. Plans are deemed approved if not acted on within 60 days.
- Minimum home size & use: Only single-family dwellings are allowed. Minimum heated square footage: 2,200 for Lots 2–7, 1,800 for Lots 8–19, and 1,350 for Lots 20–35. No temporary structures, mobile homes, trailers, or modular houses may be used as residences.
- Assessments & fees: Annual assessments start at $200 for most lots and $300 for Lots 1 and 8–16 (reduced to 50% until utilities/paving are extended). Assessments can increase up to 15% per year without a vote; higher increases require a 2/3 vote. Special assessments for capital improvements require 2/3 approval. Delinquent assessments become a lien on the lot.
- Parking & vehicles: Each lot must provide at least two paved off-street parking spaces. On-street parking is prohibited except for temporary gatherings. Vehicles over 7,500 lbs empty weight, boats, trailers, and buses must be parked in an enclosed garage or not visible from the street. No vehicle repairs outside an enclosed garage.
- Pets & animals: No livestock or poultry. Household pets are allowed but must be leashed when off the owner's lot. Pets may not be kept for breeding or commercial purposes.
- Fences & landscaping: Fences cannot exceed 6 feet in height, cannot be placed between a structure and the street, and cannot be made of wire materials (e.g., chain link). Permitted materials include brick, split-rail wood, wood boards, and vinyl. All fences require Architectural Committee approval. Clotheslines must not be visible from any direction.
- Waterfront & stormwater restrictions: Lots fronting water, marsh, or wetlands have a 20-foot restricted zone from the average high water mark where clearing is limited. Maximum impervious (built-upon) area per lot is 4,783 square feet. A 30-foot vegetated buffer must be maintained between impervious areas and surface waters. Roof drains must terminate at least 30 feet from the mean high water mark.
- Docks & piers: Lots 2–7 may construct piers with up to one boat slip (more if approved by authorities and not interfering with other lots). Lots 1 and 8–17 share a joint-use dock with assigned slips. All dock construction and maintenance require Architectural Committee approval. Owners must maintain docks in good repair.
