What Ocean Isle Property Owners Association's governing documents say
This is the governing document for the Ocean Isle Property Owners Association, a voluntary civic and social membership organization for property owners on Ocean Isle Beach, North Carolina. It is not a standard homeowners association that enforces property-use restrictions; rather, it is a community group that sponsors projects, advocates for the island, and holds meetings. Membership is limited to owners of real estate on the island (one vote per parcel), and the document focuses on how the association is governed.
- Membership & voting: Any owner of real estate on Ocean Isle Beach is eligible for membership, but only one vote per parcel, regardless of how many people own it or how many parcels one person owns. Owners must pay dues to vote.
- Annual meeting: The annual meeting is held on the Saturday immediately after Thanksgiving in November each year, in Brunswick County, North Carolina. The board must notify members at least 10 days in advance.
- Board of Directors: The board has 9 to 13 directors, each serving two-year terms, and must be members in good standing. Town of Ocean Isle Beach employees and elected officials (mayor, town council) are ineligible while serving.
- Dues & assessments: The board sets annual dues to cover the fiscal year (January 1 to December 31). Nonpayment automatically terminates membership.
- Amending the bylaws: Changes require a two-thirds majority vote of eligible members present and counted at the annual meeting, provided a quorum (50 votes) is present.
- What this document doesn't cover: These bylaws do not impose any rules on properties (e.g., architectural standards, pet limits, leasing restrictions, parking, or noise). They only govern the operations of the voluntary property owners association itself.
