Winds Ridge Townhomes is a townhome community in Myrtle Grove, NC, where you own your lot and the attached townhome unit, and share ownership of common elements like roads and drainage. The Winds Ridge Townhome Owners Association maintains common areas and enforces rules. This document is the Declaration of Covenants, Conditions, and Restrictions (CC&Rs) plus the Association's Bylaws, which together form the main rulebook for owners, residents, and guests.
- What you own & maintain: You own your lot and townhome unit. You are responsible for interior maintenance and repairs, but the Association maintains all front and side yard landscaping (including irrigation) and all exterior maintenance including the roof, but excluding doors and windows. You must also maintain your own insurance on your unit.
- Leasing & rentals: You may only rent the entire lot (not a portion), and rentals shorter than 12 continuous months are prohibited. No single rooms may be rented.
- Use restrictions: Units may only be occupied by a family and used for residential purposes. No use that is a source of annoyance to residents is permitted. All valid laws, zoning ordinances, and regulations must be observed.
- Architectural review: No structural addition, alteration, or improvement (including color, roofing, and landscaping) may be made without prior written consent of the Architectural Control Committee of the Board of Directors.
- Assessments & fees: The Board prepares an annual budget and assesses common charges to unit owners based on their common interest. Assessments are due as directed; unpaid amounts accrue interest and may become a lien on the lot. The Association may foreclose on the lien for unpaid charges.
- Pets: This document does not address pet restrictions. Check the Association's rules and regulations for any pet policies.
- Stormwater management: Each lot has a maximum impervious surface coverage of 2,000 square feet. Filling or piping vegetative conveyances is prohibited except for driveway crossings. A 30-foot vegetated buffer must be maintained between impervious areas and surface waters. Roof drains must terminate at least 30 feet from the mean high water mark. These covenants run with the land and cannot be altered without state approval.
