This document is the neighborhood-level declaration of covenants, conditions, and restrictions that applies to all lot owners, tenants, and occupants. - What you own & maintain: You own your lot and the home on it. The neighborhood association maintains limited common areas (private roads, sidewalks, entrance features, mailbox kiosks, retention structures) and provides routine landscape maintenance for all lots (e.g., mowing, planting care). You are responsible for maintaining your lot and any improvements not covered by the association, including replacement of landscaping.
- Assessments & fees: All lots pay equal base assessments to fund maintenance, insurance, and operations. Special assessments up to $100 per lot per year can be levied by the board; larger amounts require a majority vote of members. A $250 working capital assessment is due at closing from the first owner (builder may pass it on). Late payments accrue interest and can lead to liens and foreclosure.
