- Permitted use & structures: Lots are for single-family residential use only. - Construction standards & timeline: Construction must be substantially completed within 12 months of starting. Exterior materials must be natural wood, stone, brick, or Hardi Panel vinyl; roofs must be wood shake or Timberline-style shingles. No concrete block, asbestos, or asphalt siding. Portable toilets required during construction; debris cleaned weekly.
- Pets: Dogs, cats, or other household pets are allowed in reasonable numbers, but not for commercial breeding. Pets must not be a danger or nuisance to neighbors.
- Parking & vehicles: No street parking. No trucks over one-ton capacity, mobile homes, trailers, campers, or boats may be parked overnight visible from other lots or streets. No junk or unregistered vehicles allowed on lots.
- Homeowners association & fees: An initial annual HOA fee of $200 is due by January 30 each year (starting 2010) for road and community area maintenance. A separate $50/month sewer maintenance fee applies to lots connected to the developer's sewer system, plus a $6,000 impact fee. The HOA will eventually be formed by lot owners; assessments are pro-rata per lot owned.
