Carolina Cove is a single-family home subdivision in Bolivia, NC, governed by covenants that run with the land. These rules apply only to lots whose deeds specifically reference them, and they bind all current and future owners.
- Land use & subdivision: Lots may be used only for single-family residential purposes. No lot may be subdivided except to sell to an adjoining lot owner; once combined, the lot cannot be separated again.
- Dwelling requirements: Only one single-family dwelling per lot, newly constructed, with at least 1,000 square feet of heated area. Construction must be completed within 12 months of starting.
- Setbacks & siting: Structures must be set back at least 50 feet from the front property line (with the front facing the street) and at least 15 feet from any other property line. Variations require developer approval.
- Business & commercial use: No trade, business, manufacturing, or professional use is allowed on any lot.
- Maintenance & appearance: Lots must be kept neat and orderly; unclean or unsightly conditions are prohibited. The developer may correct defects and place a lien for the cost.
- Pets & animals: No livestock, fowl, or animals other than cats, dogs, and typical household pets are allowed.
- Street maintenance fees: Each lot owner must pay an annual street maintenance fee to the Carolina Cove Property Owners Association. The initial fee is $100 per lot; subsequent fees are set by the association's board based on actual maintenance costs. Unpaid fees become a lien on the lot.
- Vehicles & storage: Trailers and boats must be parked on the side or in the back yard of the home.
