New Southbridge is a townhome community in Bolivia, NC, with two groups: Golf Villas (18 units) and The Townes (27 units). It is part of a larger master-planned community with shared amenities like a clubhouse, pool, and golf course. This document is the declaration of covenants, conditions, and restrictions for the townhome sub-association, binding all unit owners.
- What you own & maintain: You own your unit and lot; the association maintains exterior building surfaces, roofs, landscaping, and common areas. You are responsible for doors, windows, screens, rear decks, skylights, and interior courtyard landscaping.
- Leasing & rentals: Leases must be for at least 30 consecutive days. The board may require leases to include tenant compliance with association rules.
- Pets: Dogs, cats, or other household pets are allowed but not for commercial purposes. Pets must be leashed and escorted; the board can expel any pet deemed a nuisance.
- Architectural review: Exterior changes, including fences, landscaping, and tree removal, require written approval from the architectural review committee (or board after declarant control ends). Approval is deemed given if no response within 30 days.
- Parking & vehicles: Parking spaces adjacent to garages are reserved for that unit's owner; other parking is shared. No inoperable vehicles, boats, campers, or recreational vehicles are allowed without board consent. No parking on Fish Factory Road.
- Assessments & fees: Regular assessments are levied equally per unit within each townhome group. A $250 working capital fee and $450 initial insurance payment are due at closing. Late payments incur 18% annual interest and a $15 monthly late fee. Special assessments require 2/3 member vote.
- Use restrictions: Units are for single-family residential use only. No nuisances, junk vehicles, outdoor furniture on front porches (except porch furniture), for-sale signs (except by declarant), temporary structures, or outside antennas (except small satellite dishes). Window coverings visible from outside must be white or neutral.
- Party walls: Walls between units are party walls; repair costs are shared proportionally by the owners using the wall. Disputes are resolved by arbitration.
