What Fawn Ridge Estates's governing documents say
Fawn Ridge Estates is a single-family home subdivision in Bolivia, NC, governed by a homeowners association (HOA). The rules apply to all lot owners and occupants, covering architectural standards, maintenance, assessments, and land use restrictions.
- What you own & maintain: You own your lot and the dwelling on it. You are responsible for maintaining your home, lawn, and landscaping. The association maintains the common areas (roads, drainage, open spaces) and can enter your lot to correct issues if you fail to maintain it.
- Architectural review: All exterior changes, including construction, landscaping, painting, and additions, require prior written approval from the Architectural Standards Committee. Plans must be submitted and approved within 30 days. A building permit and occupancy permit from the committee are also required.
- Assessments & fees: Annual assessments are set by the board and are due on the first day of each assessment period. Special assessments may be levied for capital improvements. A $250 working capital contribution is due at closing. Late fees of 10% compounded annually apply after 10 days delinquency, and unpaid assessments become a lien on the property.
- Pets: Only a reasonable number of generally recognized house pets are allowed, subject to association rules. Pets must not be a nuisance; the board can require removal of a nuisance pet and fine the owner up to $50 per violation. Owners are liable for any damage to common areas caused by their pets.
- Parking & vehicles: No dirt bikes, go-carts, or golf carts are allowed. Motorcycles and motorbikes may only be used to access a lot from the highway. Outside storage of motor homes, trailers, boats, or trucks (except standard pickups) is prohibited unless approved. Vehicle repairs are only allowed inside garages or for emergency movement.
- Leasing & rentals: The document does not specify any restrictions on leasing or rental terms. However, all occupants must comply with the declaration and association rules.
- Signs & political signs: One for-sale or for-rent sign up to 4 sq ft and 6 ft tall is allowed per lot. Political signs may be displayed no earlier than 45 days before an election and must be removed within 5 days after. If no local ordinance exists, one sign up to 24x24 inches is permitted.
- Prohibited uses & activities: Lots are for residential use only. No temporary structures (except during construction), no above-ground pools, no clotheslines, no outside burning without a permit, and no offensive or illegal activities. Construction must be substantially completed within 6 months of starting.
