- What you own & maintain: You own your unit (including interior surfaces and portions of HVAC within the unit) and a percentage interest in the common elements. You must maintain your unit and any limited common elements (like balconies or HVAC equipment serving your unit). The association maintains the common elements and provides water/sewer for all units.
