What Traverse Mountain Master Association's governing documents say
This is the master association (TMMA) for the overall Traverse Mountain master-planned community in Lehi, Utah. The rules in this document apply to all property owners in the community — whether they live in a single-family house, a townhome, or a condominium — and are supplemental to the individual neighborhood's CC&Rs.
- Common area & landscaping: Owners cannot alter landscaping on common property. Trash containers must be out of public view except for 12 hours before and after pickup. Sidewalks abutting your property must be cleared of snow and ice within 36 hours after a storm.
- Pets: Limit is two dogs and two cats per residence. Animals must be leashed or in an enclosure when outside, and you are responsible for cleaning up after them. Excessive barking is a nuisance.
- Parking & vehicles: No continuous overnight parking on streets. Commercial vehicles, RVs, boats, trailers, and inoperable vehicles may not be parked on any street or visible from the street unless inside a fully enclosed garage. Vehicle repair is limited to inside the garage.
- Leasing & rentals: Before leasing, owners must get written approval from the association and a minimum lease term of six months is required. No renting a portion of the home (e.g., basement, room). Owners must submit a copy of the lease within 30 days and a registration fee per tenant may apply.
- Signs: For-sale signs are limited to one per property, professionally made, under 24x30 inches. Open house signs are restricted to major street corners and cannot remain overnight.
- Facilities & parks: Parks and sports courts close at 10 p.m. Alcohol and drugs are prohibited on association property. Children must be supervised by an adult. No golf playing is allowed in parks.
- Construction rules: Contractors must follow specific hours (M-F 7am-6pm, Sat 8am-6pm, no Sundays). Construction trailers require written approval. Mud and debris must be cleaned daily, and vehicles parked only on the owner's lot or designated areas.
- Fines & enforcement: Violations start with a warning letter and escalate to a hearing, then fines that double monthly. Sample fine amounts: rear yard landscaping $50 initial / $100 monthly, parking $25/$50, basketball hoops $10/$20. Non-payment can result in a notice of non-compliance recorded against the property.
