- Association shall keep all insurable improvements and fixtures of Common Areas insured against loss by fire for full replacement cost; may obtain other hazard insurance (Section 6.03)

- Each lot shall be used only for private single-family residential purposes; no subdivision of lots except by Declarant (Section 3.01)
- Voting & meetings
- Each Owner entitled to one vote per Lot; Developer entitled to three votes per Lot until sale of 80% of lots, then one vote per Lot (Section 4.03 & Bylaws Article III Sectio)
- Amendments
- First 2 years: amendment by instrument signed by Owners holding not less than 50% of votes and approved by Declarant. After 2 years: sections I-IX may be amended by 75% of votes. Declarant may unilaterally amend within 3 years to conform to (Section 10.01)
