About HOAs in Nebraska
Nebraska community associations are governed by the Nebraska Condominium Act (Neb. Rev. Stat. §§76-825 et seq.) for condominiums created on or after January 1, 1984, and by general nonprofit corporation law for HOAs and property owners' associations. State law sets a baseline for the declaration, bylaws, unit-owner meetings, board elections, and access to records. Each Nebraska association also adopts its own rules and amendments.
