Parmele Woods is a single-family home subdivision in Wilmington, NC, governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs) that run with the land. These rules apply to all lot owners and residents, establishing a uniform plan for residential use, building standards, and property maintenance.
- Land use & building type: Lots are for single-family residential use only. Each lot may have one detached single-family dwelling with a garage for up to two cars (not used as living quarters unless attached to the main residence). Minimum heated floor area is 800 square feet, though the developer may approve smaller plans in writing.
- Architectural review & setbacks: Building plans must be approved by the developer (or successor) before construction. Plans are deemed approved if no response within 20 days, provided they conform to the subdivision's general character. Front setback is at least 30 feet from the street line; side setbacks are at least 10 feet (waived between adjoining lots used as one).
