- What you own & maintain: You own your lot and the dwelling on it. The HOA maintains common areas, entrance signage, stormwater drainage, and provides exterior maintenance for each home (paint, roof, siding, trees, shrubs, walks) except glass surfaces. - Pets: Dogs, cats, or other household pets are allowed but not for commercial purposes. Pets must be leashed and not run free. The Board can permanently expel any pet deemed a nuisance.
- Party walls: Walls built on lot dividing lines are party walls. Repair costs are shared proportionally by the owners using the wall. Disputes are settled by arbitration.
- Leasing & rentals: The document does not restrict leasing or set minimum lease terms. Tenants and occupants must comply with all covenants.
