The rules apply to lot owners and lessees, and the association primarily maintains a private road (Beval Road). - Permitted uses: All lots must be used for industrial, commercial, office, or warehousing purposes only. No use may create an unusual fire hazard, emit injurious odors or gases, or violate any law.
- Building & appearance standards: Buildings must comply with state and county building codes. Exterior concrete or cinderblock walls must be painted. Open storage, refuse areas, and work areas must be dust-proofed and screened from view to a minimum height of 6 feet using evergreen plantings, masonry walls, or redwood fencing.

Identification signs may not exceed 1 square foot per linear foot of building wall facing the street. Freestanding signs cannot exceed 20 feet in height. Flashing or roof-mounted signs are prohibited. Exterior spot lighting is allowed if shielded.
- Parking & loading: Parking on dedicated streets is prohibited. Owners/lessees must provide adequate off-street parking for employees, customers, and public carriers to accommodate peak demand. Outdoor parking, loading, and service areas must be dust-proofed.
- Landscaping: All unpaved areas between the street right-of-way and the setback line or front building wall (whichever is deeper) must be landscaped with grass, shrubbery, flowers, or trees.
- Maintenance & sanitation: Owners/lessees must keep premises safe, clean, and in compliance with health and police requirements. Rubbish must be collected in a screened area and removed regularly. If grass/weeds are not cut, the developer may do so and charge the lessee.
- Association membership & assessments: All lot owners automatically become members of the Beval Business Park Owners Association. The association maintains Beval Road and can levy assessments at a uniform rate per lot. Prior to 1992, assessments could not exceed $50 per lot per year. Delinquent assessments bear 8% interest and may result in a lien on the lot.
