Scotch Bonnet Oceanside is a single-family home subdivision in Surf City, NC, governed by a homeowners association (HOA). These restrictive covenants apply to all lot owners and cover land use, construction standards, and community rules.
- Land use & residential purpose: Lots are for residential use only. Each lot may have one detached stick-built single-family dwelling, no more than two stories. Leasing and renting of residences is allowed.
- Minimum house size & construction standards: Heated floor area must be at least 1,800 square feet. Building plans require approval by an architectural committee. No shell homes or moved structures are permitted.

- Pets: No livestock or poultry. Dogs, cats, or other household pets are allowed in reasonable numbers, provided they are not kept for commercial purposes and do not become a nuisance.
- Homeowners association & assessments: All lot owners automatically belong to the Scotch Bonnet Oceanside Homeowners Association, which manages common property. Owners must pay regular and special assessments, and unpaid assessments become a lien on the lot.
