What County Line (NC)'s governing documents say
Country Meadows is a single-family home subdivision in Surf City, NC, governed by a Declaration of Covenants, Conditions, Restrictions and Easements. These rules apply to lot owners and residents, covering land use, building standards, and community standards.
- Land use & building type: Each lot is for one single-family dwelling only, no more than three stories. Minimum ground floor area: 1,000 sq ft for one-story, 650 sq ft for multi-story. Exterior colors must be approved by the Declarant.
- Setbacks & location: Buildings must be at least 8 feet from interior side lot lines, 15 feet from rear lot line, and meet front setback shown on plat. Accessory buildings must be at least 15 feet from rear lot line.
- Animals & livestock: Domestic animals, livestock (excluding swine), and poultry may be kept, but not for commercial purposes. Owners must fence or use invisible fencing to confine them. Animals must be leashed off-lot.
- Fences: Fences allowed up to 6 feet high, wood or vinyl only (no chain link). Natural wood, white, or Declarant-approved colors. No fences between dwelling front and street. Shared fence repair costs split between users.
- Parking & vehicles: Maximum 4 operative vehicles per lot. Inoperative/unlicensed vehicles must be in garage with door closed. No auto repairs outside garage or enclosed fence. Boats/boat trailers not allowed between dwelling front and street.
- Leasing & rentals: No lease for less than 30 days. Occupancy limited to a single family (owner, spouse/companion, children, grandchildren, parents, grandparents, siblings).
- Stormwater & environmental restrictions: Each lot has a maximum built-upon area (see Exhibit A). A 50-foot vegetated buffer must be maintained near surface waters. Roof drains must terminate at least 50 feet from mean high water mark. Altering drainage requires state approval.
- Signs & temporary structures: No advertising signs except one professional 'for sale' or 'for rent' sign up to 6 sq ft. Temporary structures (trailers, tents, sheds) not allowed as residences. Construction signs allowed during building but must be removed upon completion.
